Honestly, it depends. A residential renovation might take 6-12 months from concept to completion, while heritage restorations can stretch 18-24 months because of permits and careful restoration work. Commercial projects are all over the map - we've done some in 8 months and others that took 2+ years. During our first meeting, we'll give you a realistic timeline based on what you're planning.

We typically work on a percentage of construction cost for full projects (usually 8-15% depending on complexity), or hourly rates for consulting work. Initial consultations are free though - we want to make sure we're a good fit before anyone commits. We'll give you a detailed proposal after understanding what you need, and we're pretty upfront about costs from the get-go.

Yeah, we do. We've taken on projects across Ontario and occasionally further out if it's something that really excites us. Travel costs get factored in for projects outside the GTA, but we're definitely open to it. Some of our best work has been in smaller communities where heritage buildings really need attention.

Absolutely. Dealing with city permits, heritage committees, and zoning boards is part of what we do. We've got solid relationships with Toronto's planning department and know how to navigate the system. For heritage projects especially, this is crucial - those approvals can be tricky, but we've been through it enough times to know what works.

We're not into greenwashing or slapping solar panels on everything and calling it sustainable. Our approach looks at the whole picture - energy efficiency sure, but also material sourcing, longevity, adaptability, and how buildings actually fit into their environment. Sometimes the most sustainable choice is restoring what's already there rather than building new. We focus on solutions that make sense both environmentally and financially.
